What properties do you buy?
A majority of our purchases are clean, occupied/unoccupied single and small multifamily rental properties in affordable markets in San Antonio, New Braunfels and surrounding towns/cities. Basic repairs, cosmetic updates, or tenant upgrades are fantastic value adds that we look for. We consider vacant properties & buildings that need repair in larger metropolitan areas with a high return on investment.
What states do you purchase in?
Our core market is Texas, with a predominant focus in the San Antonio-Newbraunfels Metro area. However, we do purchase in other states such as Indiana, Wisconsin, Ohio, Pennsylvania, Michigan, Tennessee, Arkansas, Alabama, Georgia, and the Carolinas if you own outside of Texas. We are open to all states provided certain deal metrics are met but these markets are our bread and butter.
How do you make money?
Multiple different ways. Many properties are purchased to be held in our rental portfolio. The portfolio includes a variety of rental strategies such as Long Term Rental, Short Term Rental, Mid Term Rental, Rent by Room, Section 8, etc. For other properties, we sell them to private investors in our network after we buy them ourselves. In many cases we add value to the property or do full blown renovations prior to resale. We are a business, we purchase with the end goal of making money.
Do you purchase properties listed on the MLS?
No. We only purchase off market properties. We are open to working with Realtors, however the properties that are submitted must be a pocket listing, pre-market, or off market.
How do you purchase properties?
In many cases, we purchase with our own money. We very rarely use hard money loans-- only if the acquisition needs significant renovation. In high dollar value transactions or portfolio acquisitions, we do offer opportunities for investor participation and will use our corporate funds and investor contributions to transact. We are a direct buyer and personally close on every property contracted.
How fast can you close?
We can close as fast as you can get an inspection scheduled and title work to be complete! In most cases, sellers don't need or want lightning fast closes since so much goes into selling a house. Our standard close process is roughly 7-14 days.
How do you make an offer without seeing the property?
We found early on that inspecting every property that we were interested in before a baseline agreement on price wasted a ton of your time & ours. So now our process is to gather basic information about your property, research online, then reach back out for more detailed info if our pricing is aligned with your ask. In doing this, we are all in agreement on price before bothering you & your tenants with the hassles of inspection coordination.
